There are many factors that can a property sale.

The following list will help you ready your home, and yourself, for prospective buyers.


  • Work with your Realtor to establish a fair price for your home.
  • Be willing to consider offers based on VA/FHA terms. Government terms give many buyers a head start on the ability to afford a home.
  • Allow the property to be shown with or without a prior appointment. This is a nuisance but it's not as bad as being on the market for an extended amount of time.
  • Please leave the property when a buyer is being shown the property. The buyer will be accompanied by a Realtor.
  • Eliminating clutter will make your home appear larger. Bulky furniture, toys, clothes, unmade beds all make rooms seem smaller. Renting a storage unit is a great way to rid a home of clutter. The sale of your home will offset the cost of a storage unit.
  • Turn on lights in every room when a showing is scheduled.
  • Pets should be removed from a home during showings.
  • Cleaning up the yard and surrounding area of a home will make the home more inviting to a prospective buyer.
  • Any home improvements should be neutral with no unusual colors or styles which would hinder a buyer from seeing themselves living in that home.
  • Consider any offer presented. You are the final judge of what's accepted, and your Realtor will be able to explain any questions about options for different offers.
  • Strong odors need to be controlled whether it be from pets, smoking, or cooking. Lighting candles will help bring an inviting atmosphere to your home.
  • Secure your valuables- Potential buyers may be unknown to us or may bring children with them to showings. We have not run into this problem before, but it is advised for your best interest.
  • Your Realtor is on your side, and doesn't get paid unless you do. That commission pays for knowledgeable advice. Please take all advice into consideration.
